High-rise construction: plastered or ventilated facade?

Let us focus on the main advantages of SCANROC ventilated facades vs. plastering systems:

  1. Reliability and overall endurance of the entire system.
  2. Seismic resistance and ability to withstand motion of walling parts, which is particularly essential in off-site construction.
  3. Fire resistance.
  4. Resistance to UV-discoloration and retention of appearance for decades.

Which walls can SCANROC ventilated facade system be attached to?

SCANROC ventilated facade system does not require a foundation. These systems are relatively lightweight (about 50 kg/sq.m) and are attached directly to the wall.

SCANROC facade systems are attached either directly to wall material of the enclosing structure or to intermediate floor slab if low-density aerated concrete (D<600) is used as the wall material

A separate SCANROC KEFSVOK fixing system is provided for each wall material type

Private residential sector: brick or ventilated facade?

That’s an extremely difficult question. Therefore, please consider this opinion.

Brick facade cladding is a complex process. First, not every bricklayer can erect high-quality masonry, and there is a lack of such qualified specialists on the market.

Second, modern energy-efficient brick system is an expensive and complex structure, as it incorporates an internal reinforcement system, stainless steel elements in the anchoring, a complex ventilation system that can be easily clogged with excess mortar in case of unskilled masonry works, which is very likely.

Third, if the foundation is too “narrow” to support the front bricklayer, SCANROC facade system will be the only alternative to masonry, as it is attached directly to the wall. It is not a good idea to extend the foundation for facade masonry, as it is expensive and difficult in terms of technology, and improper works will cause cracking of the facade (load variations, nonuniform foundation settlement, etc.).

SCANROC ventilated facades are a simple and effective solution. SCANROC is currently developing a collection of cottage-format ceramic clinker facade tiles to further enhance the system’s design characteristics

Private residential sector: plaster or ventilated facade?

All materials have the right to exist. But choosing one or the other depends on individual preferences and finances a certain customer. As far as finances are concerned, we can say that switching from plaster to SCANROC ventilated facade will not impact in the total cost of the project too much, but will significantly improve investment attractiveness and appearance of the house.

Important advantages of SCANROC facades over plastering systems, in our opinion, are:

  2. Easy and simple to repair by using excess materials remaining after installation.

According to the contract terms, SCANROC provides an extended 7-year warranty for SCANROC facade system components and provides a 30-year warranty for the installed system, if the system was designed and installed by certified contractors


Large number of drawbacks has been found in insulated plastering systems since they appeared on the market. These concerns had been documented, analyzed and all the drawbacks resolved at the time of SCANROC facade system development. SCANROC ventilated facade system was therefore developed as the facade of the future. Some shortcomings could not be avoided, but critical and important problems were solved. So, we believe that SCANROC ventilated facades are ideal and cutting-edge solution.

Short life cycle of plastering system

A thin protective plaster layer (3-5 mm) is rather slender and brittle, which compromises durability of the plastering system.

Rainfall, temperature fluctuations, displacement of individual wall elements (precast panel construction and off-side systems), storms, heavy hail, etc. can cause cracks, chips and other defects in the outer layer of plaster. Moisture gets inside the structure, causing soaking of the thermal insulation layer and reducing the system’s thermal characteristics. This also causes stains to appear on the house’s facade

Life cycle of SCANROC facade systems is 100 years

All system components are made of high-quality materials with long service life.

The protective layer (tile) thickness is 30 mm, which can withstand a bending load of more than 60 kg/cm2, which significantly exceeds the values for a thin and fairly brittle layer of protective plaster coat. SCANROC systems reliably protect the facade, even under conditions of heavy storm loads and extreme precipitation (such as large hail).

Performance of plastering systems deteriorates over time

Plastering systems do not have a moisture removal system as all layers closely adhere to each other. Consequence:

  • water uptake by thermal insulation reduces its heating performance,
  • destruction of the plastering layer from the inside under the influence of water vapor that passes through the wall outwards and pushes against the plastering layer,
  • appearance of fungi and mold inside or under the system,
  • increased humidity inside the system in winter will lead to the formation of microcracks in the plaster layer and its ruptures, through which moisture will enter in the future

Plastic foam, commonly used as insulation in plastering systems, is a flammable and vapor barrier material. Plastic foam generates a barrier preventing the moisture vapor created as a result of functioning from leaving outwards through the room walls; the said phenomenon causes:

  • reducing thermal insulation properties of the wall material itself,
  • mold growth between the thermal insulation and the wall

Performance of SCANROC systems remains unchanged over time

Structure, high reliability and durability of SCANROC ventilated facade systems consistently protect the entire system from ingress of moisture, and the ventilation duct effectively removes moisture from inside the insulation layer.

This design ensures that the thermal insulation remains dry at all times and that the system remains energy-efficient throughout its entire life cycle

SCANROC facade systems use non-flammable mineral insulators with good vapor permeability properties in addition to excellent thermal insulation characteristics.

Removal of water vapor from the room through SCANROC systems give them excellent environmental properties needed for creating an optimal indoor climate

Low resistance of plastering systems to wall movement and dynamic loads

Plastering systems are sensitive to movements of individual wall blocks (panel and off-side structures) and the settlement of foundations, which Result in development of cracks and chips on the facade.

Plastering system can be damaged – destruction of plastering layer or even separation of the entire system from the wall – by high dynamic loads that occur in the case of a stormy wind or large hail

SCANROC ventilated facades are resistant to operational strains of walls and have high seismic resistance

In physical terms, seismic stability, resistance to static and dynamic loads, resistance to distortion of walls due to settlement of foundation are attributed to the rather high elasticity of SCANROC facade system itself.

These properties are particularly evident in off-side facilities and precast panel buildings where ventilated facades are almost the only facade system that can be recommended for use.

Appearance of plastering systems deteriorates over time

Color of decorative plaster fades in the sun over time, and stains, chips, and cracks appear on its surface due to exposure to the external environment (see above)

Limitations for construction of plastering systems

Construction of plastering facade systems involves so-called “wet” processes that impose temperature limitations on construction works: +5 to +25 °C. This makes facade work impossible in winter

SCANROC systems installation is not restricted by season modes, they can be mounted both in frost and heat

Low maintainability of plastering systems

Repair of the plastering system is rather complicated and time-consuming process requiring complex operations based on wet processes and paint color matching taking into account fading rates

SCANROC facade systems are easy to repair

There are no wet processes. Replacement of damaged tiles is completely simple – just force out the old tile and install a new one. You can use replacement tiles from those left after construction or order new materials by calling the company or the nearest dealer
